Welcome to our Nex-Gen family! Our team is delighted to commence the management of your homeowner's association officially starting January 1st, 2024. The transition process is already in motion, and we are eager to collaborate with you. To ensure a seamless transition, we kindly request your cooperation. The following items are due with us by January 1st, 2024
We will be personally walking around the property to introduce ourselves and get to know each and one of you this December.
December 15th we will be launching a Homeowner Portal for each and one of you. You can access the portal HERE. The portal will allow you to:
Make assessment payments
Schedule direct deposits
Access financial statements
Submit work orders
Explore all contracts, documents, bylaws, etc.
Share any requested documents
January Assessments are due to Nex-Gen Real Estate via online portal, or by sending a check made payable to Surrey Park Octominiums.

Hello All!
This is the first newsletter of 2024, So Happy New Year!
Next Owner Meeting.... 3/19/2024 6:30 at the Library
We hope everyone had a great holiday season!
Those attendance at our November meeting were treated to a box lunch and door prizes. I cannot remember who won, feel free to bring any kind of treats to our next meeting!
By now, you should be familiar with our new management company, Nex- Gen Real Estate & Property Management. Ian is our rep and can be reached at 847-979-9239 or [email protected]. Keep in mind if Ian is unavailable, He or someone else will get back to you. Remember to advise your building rep of any goings-on as well. If you have not been on our website with Nex-gen, check it out to be pleasantly surprised.
Speaking of Reps, Kamilla has resigned her Director’s position. Her replacement will be announced. We wish Kamila the best in all her future endeavors. We are compiling a list of owners interested in serving on the board. If Interested, Contact me.
Our landscape committee is gearing up for the 2024 season & is always looking for volunteers, in addition to plant or monetary donations. Please see their posting.
We are now banking locally (YAY) at FIFTH THIRD BANK. We plan to invest in their CD’s to enhance our reserves.
Late fee on assessments will be reinstated 2/15/24 as well as continued collections on delinquent accounts & anything else that was put on hold during "TRANSITION".
We finally appear to be on track with the Octo's Monthly Payment to the HOA MASTER BOARD (Pool & Courts) and caught up with items lagging for payment from Real Manage.
Rejoice! We are replacing our smoke alarms with new 10-year battery alarms! No more calling in because of beeping batteries!
We hope to have an easter egg hunt for the kids next month along with games & prizes for the adults (including our townhome neighbors).

Nex-Gen is compiling calendars for us on things such as maintenance, contract expirations, and any guarantees, so the information is at our fingertips. (Thanks to former board member, Roberta Nicosia, for the idea.)
All owners need to remember......
Call for pick up on any large items to be thrown away. If you don't, payment comes out of the general fund which may result in assessments being increased. Break down large boxes and ensure you are putting everything inside a dumpster. We do not want to pay extra for clean ups!
Do not, under any circumstances, flush any kind of wipes, including "flushable" wipes or put grease down any drain or toilet! (I use empty cans & put it in the trash!) Plumbing repairs exceeded $65,000 in 2023! Again, this can result in assessment increase.
Please, if you see something wrong inside or outside of your building, call it in. Don't wait for someone else to make that call! We are all responsible for where we live.
If you see any packages in your vestibule, please bring them in. We have been lucky that as far as I know, only 2 packages have been stolen.
Closets that hold your furnace or water tank; are not to be used for storage other than shelves or an occasional mop or broom in the corner. otherwise, it could be dangerous.
